COPT is an office Real Estate Investment Trust (REIT) based in the Greater Washington, DC region

We focus on owning properties and entitled land near key defense installations and other knowledge-based government demand drivers, and in targeted markets or select urban / urban-like submarkets within our regional footprint with durable Class A Office fundamentals and characteristics.

Our Strategic Framework

Goal

  • To deliver attractive total returns for shareholders

Objective

  • To generate high quality NOI that translates into NAV per share growth

Strategy

  • Allocate capital to focus primarily on Defense/IT locations and, secondarily, on urban/infill submarkets with durable Class A office fundamentals and characteristics

Tactics

  • Execute low-risk development/redevelopment opportunities and selective acquisitions
  • Recycle low growth assets to improve our portfolio composition
  • Maintain a strong, investment grade rated balance sheet

Our Mission, Core Values and Vision

"The COPT Way" begins with a corporate culture that is committed to caring, trust and respect for all - a culture that encourages both individual and professional growth, and one in which every employee is committed to our mission, our core values, and our vision .

Our Mission

Create value for our shareholders.

We will do this by allocating capital primarily to hi-tech Defense/IT locations and select durable demand locations, and by concentrating growth internally through NOI appreciation and externally through low-risk development.

Our Core Values = ACTIIVE

  • Accountability -- taking ownership and accepting responsibility
  • Commitment -- being passionately dedicated to our success
  • Teamwork -- supporting each other to enhance our collective strengths
  • Integrity -- delivering and expecting the highest ethical conduct
  • Innovation -- identifying and seizing opportunities through creative solutions
  • Value Creation -- creating value for our shareholders, customers, and employees in all we do
  • Excellence -- working efficiently and effectively to provide superior service to all customers

Our Vision

Build a portfolio of highly occupied, new, efficient Class A office and data center properties in locations that support United States Government agencies and Defense/IT contractors executing priority missions (hi-tech and cyber), or in select urban/urban-like locations with solid supply and demand fundamentals.
