Integrated Development & Construction Services

Development, construction, and construction management services--both for new buildings and tenant improvements in existing buildings--are provided through COPT Development & Construction Services, LLC, a division of Corporate Office Properties Trust. We focus primarily on the development and construction of suburban office buildings that we will own, lease and manage on a long-term basis.

Our experienced team has developed projects valued in excess of $5 billion.  COPT controls more than 200 acres of land, entitled to yield more than 2.5 million square feet of space – all located contiguous to our corporate office parks.

A comprehensive range of inhouse services enables us to address all phases of base building construction, enhancing speed to market delivery. Our interiors group oversees space planning, selection of finishes and furniture, and tenant finish construction management.

Representative projects include:

  • Gateway Exchange II in Columbia, Maryland, a 124,000 square foot corporate headquarters facility
  • The National Business Park, a 175-acre business community in Anne Arundel County, Maryland containing 17 office buildings totaling nearly 2.0 million square feet of space
  • Washington Technology Park II, a 224,000 square foot Class A office building in Westfields Corporate Center in Chantilly, Virginia

We have successfully completed challenging projects such as data processing centers, shielded enclosures, clean rooms, laboratories and an anechoic chamber for ultra-sensitive sound testing.

Leading Green Development

We are award-winning leaders in building "green", and we are commited to creating facilities that are environmentally sound and exemplify the best practices of green development. Every new property we develop is built to meet the requirements for Silver certification in the LEED (Leadership in Energy and Environmental Design) program of the U.S. Green Building Council. Green features include improved environmental quality, extremely efficient mechanical systems, water usage reduction and green housekeeping programs.
